How foreclosure timing works in Texas, generally
Texas foreclosures are usually non-judicial, which means they move faster than in many other states. In general terms, a lender must send required notices and, under the Texas Property Code, give at least 21 days' notice of a sale date. Foreclosure sales are typically held on the first Tuesday of the month.
Timing matters enormously here. The earlier you look at options, the more options exist.

What selling can and cannot do
What it can do: if there is enough equity, a completed sale before the sale date pays off the loan and you keep whatever is left. You avoid a foreclosure on your record and you choose the timing rather than having it chosen for you.
What it cannot do: a sale is not a way to stop a foreclosure by itself. Nothing stops a sale date except your lender or a court. We cannot promise a foreclosure will be stopped, and you should be sceptical of anyone who does.
If you owe more than the house is worth, a straight sale may not clear the debt at all. In that case the realistic routes are a short sale negotiated with your lender, or other arrangements — all of which need your lender's involvement.
