How I got here

I spent seven years as a radio DJ, then directed music videos and ran a creative agency. Then I drove a truck across most of this country. None of that is the usual route into real estate, and I think it's part of why I do this differently.

My first house was in Friendswood. Hurricane Harvey had put water through it and the owner had no flood insurance, which meant no payout and no way to fund the repairs. She wanted to get to family out of state. I bought it as it stood and spent eleven months putting it back together myself.

I've since bought a house stuck in a divorce that neither party could resolve, and I still own it — it's rented to a family on a housing voucher. And I'm converting a property in Pearland into a residential assisted living home.

I'm not a flipper who's never held anything. Most of what I've bought, I still own.

What I won't ask you to do

• Clean or repair anything. Not the roof, not the carpet, not the garage full of things you haven't decided about yet.
• Move belongings out. I bought a house in North Carolina with every room still full. That's normal.
• Decide on the phone. Take the number, sleep on it, show it to your brother-in-law.
• Pay a fee. No commission, no admin charge, nothing deducted later.

How I come up with a number

What the house would be worth fixed up, minus what the repairs cost, minus my costs and margin. That's it. I'll walk through it line by line on the phone, out loud, for as long as it takes to make sense. The calculator does the same maths before you ever speak to me.
